When is the BEST time to sell?
That is one of the biggest questions I get as a Real Estate Professional. There are several factors to take into account when considering selling your home. I would say the MOST important thing would be your WHY. Why do you want to sell?
- Is it to move up north to be closer to family?
- Downsizing?
- Getting out from under a mortgage that has become a hardship?
- Reap the benefits of your home equity to “Move Up”?
There are many reasons sellers decide to sell. The one thing I always try to discover is their motivation. If there is not a need to move and you just want to experiment with the market, you may get exactly what you asked for. There are a lot of buyers out there willing to pay you a good market price for your home. Chances are, if you price it right and market it well, it will sell…quickly. But I caution those people out there that want to play this game. You MUST have a plan. Lenders are closing in as little as 30 days in some situations, as little as two weeks if the buyers are paying cash. So if you are unsure of your next move, consider talking with a real estate professional. I have heard from sellers that put their home on the market, receive good offers – go to contract, and then are not prepared for where they are going next. They end up having to rent somewhere for a short while so they can find the perfect “next home”.
